Premium Spec Suites — Sydney CBD

The Project

Four bespoke custom spec suites in a premium Sydney CBD tower — high-end, detail-driven spaces designed to showcase the suites to prospective tenants. When the brief is “make these spaces sell themselves,” every piece of furniture matters.

The scope included custom locker solutions, carefully selected furniture packages, and fit-out detailing that had to present each suite at its absolute best.

The Challenge

This project was delivered over the Christmas period on a compressed timeline. The building’s leasing programme dictated the deadline — the suites needed to be complete, styled, and ready for tenant inspections in the new year. There was no flexibility on timing.

Spec suites are a different type of furniture project. The furniture isn’t supporting someone’s workplace — it IS the product. Every piece has to be carefully selected and positioned to demonstrate the potential of the space. The lockers had to be custom-designed to integrate with the suite layouts. The overall presentation had to meet the expectations of a premium CBD property.

Our Approach

The compressed timeline required all procurement, custom manufacturing, and logistics to be coordinated in advance so that installation could proceed without delays over the holiday period. Custom locker specifications were confirmed early and manufacturing was scheduled to align with the installation window.

Despite the time pressure, quality and attention to detail were non-negotiable. These are spaces that exist to impress — every joint, every finish, every alignment had to be right.

The Outcome

Four spec suites delivered on time, over Christmas, to a standard that met the expectations of a premium Sydney CBD property. The suites were ready for tenant inspections on schedule — and when the furniture is the product, that’s the only outcome that matters.
